Each property sold is subject to a Reserve Price. The Reserve Price will be within + or - 10% of the Start Price. The Start Price, also know as a Guide Price, is issued solely as a guide so that a buyer can consider whether or not to pursue their interest. A full definition can be found within the Buyers Terms which is available to download on our website, www.sdlauctions.co.uk.
By arrangement with the auctioneer 0345 319 2162 or can be booked online www.sdlauctions.co.uk/online-auctions
EPCs can be viewed in the Related Documents section on our website or in the legal pack.
Every online bidder on SDL Auctions must first create an account at www.sdlauctions.co.uk/online -auctions. This is a very quick and simple process. In order to bid, you will need to be authorised for money laundering purposes, this will be carried out at the registration stage. This check will leave a soft footprint on your credit report (but it should not affect your credit rating). The registration process also requires card details to be entered, however the card will not be processed unless you are the successful bidder.
Once you have registered, you will be able to search, download legal documents, arrange site viewings and contact the Auctioneers and the solicitors if you have queries on the property.
If the reserve is met or exceeded when the auction timer ends, the successful bidder is charged a 5% deposit (subject to a minimum fee of £5000) and exchange takes place. At this point, you will be legally obliged to buy the property for the full purchase price. The deposit contributes towards the purchase price.
The sale of this lot is subject to a reservation fee of 4.8% including VAT or 4.2% including VAT in London, subject to a minimum of £6,000 including VAT. This does not contribute towards the purchase price and is payable on the fall of the hammer.
Therefore we will automatically charge you a minimum fee of £11,000, (using the payment details provided at the registration stage) if you are the successful bidder, as payment towards a reservation fee and deposit. Where applicable, you will be required to pay any outstanding amounts of the reservation fee immediately after the end of the auction, which can be paid by debit card or bank transfer. This will be specified in the reservation contract.
By placing the bid, you are authorising the auctioneer to sign the contract of sale on your behalf.
By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
